Adventures as a Landlord isn't quite easy
These are the experiences as a Landlord I have experienced. They are as I remember them happening. They are not in order, and will not revile the renters identity due to privacy of renters identity. I respect them even if they didn't respect me and my husband. I am jotting these down for memory purposes, a laugh to the public, to show the public its not what it seems when you become a landlord as well as for the renters out there to cut us landlords a break we are doing our best. Enjoy!

These posts are probably going to be chopped up and not in chronological order. They will just be what comes to mind sorry for any repeats I will try to delete these as I see them lol. I hope to educate the public as to how hard it is to be a landlord especially given such instances as these written on this blog. If you can't believe this stuff, thats on you not me...these again are how I remember things happening with each renter as I remember them...and again identities will be anonymous because even if they disrespected us as Landlords I respect them and will keep their identity secret. So laugh, get disgusted, get surprised, get all sorts of different emotions when reading what some renters do to landlords especially when these said renters are friends of the landlords...yep its not what you think it will be and you usually end up no longer friends in the end, or a complicated friendship afterwards...anyways...enjoy none the less reading about our experiences comment if you share similar experiences or even worse experiences so I dont feel like I got it so bad lol...thanks

When a renter passes away...
Well our renter who passed happened to be my husbands sister, and he was going over to fix the plumbing under the kitchen but found his sister non-responsive on the floor...just awful!
The planned leaver at least tries to clean up but it's not always the case the up and leavers in the night Bailers don't clean and leave trash and clothes and furniture. But the middle of living requires much more because the grieving family either 1. Doesn't want to deal with the stuff left behind much less mess or 2. Wants you to do whatever with all the stuff so later they can go through it if you need it out now.
Because ours was family we helped vacate it and then while cleaning we discovered someone had broken into the house and spray painted with black spray paint some numbers. It happened to be the son or the sons friends who had done it and they tried to start a fire with plastic broom bristles and a plastic wrapper of some kind.
When your property isn't occupied it's more at risk of break ins and vandalism so make it live able (fix the broken and clean the best you can as fast as you can and work it out with the next tenant to clean and fix the place up farther and you will drop the deposit since you have to have someone in there to reduce the risk of vandalism. Someone you trust of course and someone you visited their home and it wasn't planned visit but the house was well maintained...that's the friends you want to stay in your homes...but do steer clear of the victims the ones that don't have the money for rent but will next week (repeat offenders) when the lease is up tell them your sorry but you can't renew their lease and that they will have to figure something else out. I know it sounds cold hearted but you have house payments to pay and the bank isn't going to say ok next week you can pay NO they slap late charges on you and hold you to them unlike a lease that states $10 per day late charge that we friends have a hard time enforcing. Our poor friend works 2 jobs and goes to school and has two kids...um yeah stressful I agree but maybe it's time to reevaluate the life choices and hold off school till you reasonably can tackle such tasks...and cut down your cell phone to basic service and basic cable or dish and just one step up on the slow Internet so it's not want to throw the computer out the window cause it's timed out for the last time...really budget your money even cut out tv but sometimes you need Internet I understand for school or whatever...but you have many wifi hot spots around town I am sure and you can buy a small coke and sit and do your business on the net at McDonald's play land and hey your kids get to learn bad habits from other kids and be exposed to many germs and build good immunities towards sickness. So bonus! But seriously manage your money better peeps! If you can't afford rent to keep the roof over your head then your priorities are not where they should be.
Enough said on that note.
Anyway, it's not easy losing a renter that way. But it happens. People die everyday just as well as being born. It's apart of life which I wish wasn't the case but oh well, it's the way it was meant to be. I know when a renter dies you want their stuff out and the house cleaned as fast as your able so it's not empty for too long...the grieving family may not feel the same rush and may need to be served eviction notice if the family cannot do what is required of them to do with their deceased loved ones stuff. It feels cold hearted, do state your condolences and even explain that leaving the home vacant is putting your property at risk of vandalism and maybe just maybe they will understand your urgency and it not being about the money as most renters think we are rich off their rent that barely if at all pays the house payment and insurance on the home then figure in the repairs through out the month (which have you noticed only gets mentioned when the renter is handing you their months rent as if thinking if they say it now your doing them a favor cause now you have the rent so you can pay for the parts to fix it) la de da lol so yeah. If you are breaking even or coming out with profit on your rentals congrats you calculated the right amount to ask for rent each month! If your like me and my husband barely scraping by and even going in the hole each month despite efforts of down sizing cell phone services as well as luxury items that add to the flow going out. Even after your scraping the bottom of the bowl to keep what you need to survive while your renters go out to eat every night about and go to casinos every weekend and have all the movie channels and dvr services and web and multimedia text messaging the works on everyone in the households cell phones, and faster Internet than you've got and a ymca membership that you had to cut out of your budget too and still expect every bulb every gadget in the house to work but fail to mention issues until your there to collect rent um yeah it sucks to be us right now cuz we under budgeted but soon we may raise rent on our dear friends despite their claims they can't afford a penny more cuz they can't budget down anything in their home. So while wishing to be able to fix up our own home we live in every other weekend rentals take focus while our home gets nothing fixed...we are slowly figuring out what works and what doesn't and that's kinda what this blog is my venting my ramblings as we figure this rental business out.

To Quote Rosanna Rosanna Danna...if it ain't one thing then its another!
OK, so we went to go put some blinds up in the apartment to be one step closer to being ready to rent next month and found two light bulbs broken below our on front porch light...weird...so someone replaced them but didn't tell us they were broken but I thank them for changing the bulbs hope they didn't get shocked...so my sons found bb's so yeah someone was shooting the light out with a bb gun...and then someone was taking the lightbulbs out of the socket with the socket on and replacing the bulb...weird...so yeah no word from our renters down stairs far as what has been going on over there...so that pisses me off...but anyways...
This weekend we need to clean out the sewer cause its backing up at our other rental...we were told this right before my husband is to leave for work...and after stores close...been happening all day I guess...oh well at least it wasn't like a week like that like most things so far have been put off from being told to us...so I am thankful for that...anyways.
I have something wrong with my stomach but I go on the 6th to see about getting more tests done then hopefully figure out what is wrong and get fixed...
Anyways thats an update on my renting adventures and a little bit about me...

in conclusion of the mystery muffler thief in question
Mystery Solved...it was NOT the accused it was a random idiot who probably took it long before the renters even moved in...may of been even the previous renters...who knows...who cares...its not our car or our headache now because our friend said its his friends fault as much as anyones cause they should have it stored at their house or in a storage unit or something...the area probably loves that the red eye sore is back lmao oh well their headache again now...and everyone is happy...all wrong is right...drama is ended...what an emotional roller coaster that I was on today mad at a dear like family friend then at my husband then back to mad at the friend then again mad at my husband for doubting our friend...(I doubted he done it from the get go probably happened when they took the air conditioner unit that was there and decided it was more work than worth to get the other muffler off...just conveniently it was discovered when our friend needed a muffler and I can see why my husband thought it was the friend...at first I honestly thought it possible but then got to really deeply thinking about it and as I was blogging it and then as I was hearing the other side of the story it started making more sense and then I was getting more and more mad at my husband yeah that was a crazy ride glad its over and glad everyone is so very happy and things can move towards us being on top of debt instead of going down the hole in debt every month more and more...
Anyway...I am so relieved!
did you enjoy the ride through the posts of the events as they unfolded? did you figure out the truth of the story? (even if its facts and different sides of the story)...anyways...I am never going to get our house taken care of having to fix up all our rentals all the time...but I think I am going to leave the rest that needs to be done up to my husband...and I focus on our home so we can get ready for the neighborhood garage sale weekend which is beginning of June WOW so close! anyways...so glad the drama is over with and I can move on with my life and stop worrying about the truth being covered...cause I really didn't want to believe that about our friend...it was hard not to though with all the evidence that my husband had...but the Glove didn't fit so to speak...muffler didnt line up like he thought...and was even a different muffler all together...so yeah...glad it didn't fit...I would of hated to have to sale the house because we cant afford to keep it vacant anymore...especially now

after investigation I have drawn my conclusions
After visiting my rental home and talking to the son of the renter and the renters I have came to conclusion that it is in the best interest of us all to just accept the possibility that someone ripped both us and the renters son off cause he is missing his second muffler as well...so in conclusion I think because of the debt ratio its not in our best interest to push the issue and to accept this possibility of a thief of outside unknown source as the culprit and to push forward with original plans but also twist the plans up to where we move the rest of our stuff from over there so its not our renters responsibility to watch and make sure its not missing...
With that said I have to go into my garage and make room for all the junk over there and hope we can get rid of over half the stuff over there in packing it up to move it over here if not all of it over there just get rid of but know thats not going to happen...

Disloyal son of our renter
Well I thought there is no way anyone could screw us more than any of our renters have done already but I stand corrected...so our friends moved into our house have paid rent on time every month and its been God SENT! and we were so happy to have them in there and have a steady income FINALLY out of our rentals...such an answer to our prayers but for what cost?
Well as of today we found out that the son of the renter took it upon himself to take the muffler off a car we are storing for a friend of a friend on our property...now we are forced to buy the damn thing we weren't going to buy it now cause we were doing the sister we were buying it for a favor with our other rental...so anyway...an expense we did not expect to have to pay...and makes us wonder what else he has taken upon himself to help himself with...so tired of the dishonest people in the world...
Now I am torn between kicking out our best renters in history of renting and my best friends...if they break their lease by moving their son who is not on the list of tenants...we will be able to kick them out...but their lease is up come end of July 3rd of June to be exact anyway...there are no children of hers on the lease...she swore they wouldn't move in she ain't putting up with that sort of thing again...sad thing is the son is still a minor and now is on probation and is forced to move home and screw things up for her....I hate to do that to her but we only leased her because of the conditions we set in stone with the lease...and we were going to allow her son to move in and actually move our car out of the garage so his room could be the other side of the garage...hmph what a nice thing for us to do only to be screwed right in front of our face...I am so mad right now...but what can I do or say? I mean we have done so much for him already and he still owes us 20 bucks...and for 20 bucks he could of bought a muffler for his stupid car he stole our muffler for the day he bought the junker...and my husband helped tow over to our rental house...we are now in more debt than ever because of his dishonesty...
We are forced to buy the car that is damaged on our property...we are definitely moving the rest of our stuff over here I am going to go through our garage here and get rid of a bunch of stuff the first weekend of June...I sure hope the garage sale ends up selling everything and we can get a little bit out of debt...but doubt it...
Now the son I speak of called me claiming he is going to kick my husbands skinny ass if he ever sees him and we cant call him and ask him for anything but yet he still owes us fucking 20 bucks worth of work...wtfe...he says that the muffler don't even fit his car and he wouldn't do that Im so fucking mad right now its making me sick!!!!!! I shouldn't of answered the phone...now I am more upset than ever...cause I don't know what to believe...I just know my husband is very upset and I am in the middle of the whole ordeal and I don't know which way to go....I am in tears literally...he doesn't appreciate us blaming him...well who are we going to blame? someone who needs a muffler yeah ok thats you sorry....and he told me to call the cops and they are going to ask when it was stolen and we wont be able to pin point the date because our fucking renters dont call us for nothing they see or hear...now he got his girlfriend to call me...I am bawling so hard I am sobbing sniffling mess....I aint answering again my heart cant take it.....Im uncontrollably crying now so freaking upset its sickening....
Gosh IDK what to believe! I believe the son and the girlfriend but my husband is so upset with them right now and I just want a divorce and to move away so I don't have to deal with this bull shit....I have to side with my husband and it breaks my fucking heart.....the only way to end this is there are two mufflers in the back of the sons car and to see if they line up with the caddy...I'm so torn IDK what to do....Pray for me...why would someone steal a muffler off our caddy? and how the Devil lined up the timing to where it looked like poor son of renters done it...its just hard to believe it happened like that...girlfriend claimed that they would replace the muffler even if they didn't take it and fix the dang thing so we didn't have to buy the damn thing...she doesn't want to move out of state with her mom she wants to say here with her boyfriend...so because we wont move the car out of the garage they have no place to live and her mom is going to force her to move with her...and they will have to break up...I am so heart broken for them they just dont even know...but I am so mad cause of what my husband claimed...lightning doesn't strike where its not due...maybe it did strike where it was due and we are just doomed to fucking be in debt for the rest of our lives...here I was thinking finally we an get on top of all our budget and get everything paid down and all this and then this happened and my husband was so upset this morning when he went to bed...he wants the whole family out of the place...
I say we move all our stuff from over there to over here...put it where? I DONT KNOW THERE ISN"T ROOM FOR WHAT WE DO HAVE ALREADY HERE....then nothing can be stolen from us without us at least being at fault for it being stolen cause it was right under our noses instead of our renters...this if such a fucking disaster I can't even think straight and here comes my water works again...now the son apologized for threatening to kick my husbands skinny ass explaining he has anger issues etc. and that they will replace the muffler even if they didn't take it and fix it for us...he has the welder to do it now...
Im upset still...I think I will go over to my renters and cry on their shoulders cause I need someone right now...I can't be alone right now...not with everything the way it is....and me being alone in this mind set is not a good place for me right now...
So I am going to get offline...and go be where people are so I dont do something stupid
